PROJECT INFORMATION

 

A.  SUNDANCE TOWNE CENTER INTRODUCTION

Sundance Towne Center is a unique power center retail development offering a variety of shopping experiences. Located at the Southwest corner of I-10 and Watson Road, Sundance Towne Center will provide future shoppers a convenient, family atmosphere integrating a variety of retailers in a pedestrian oriented Towne Center.

The various Design Exhibits included within this submittal will be the basis for the Center's character and any additional development of a specific user or tenant. Key design elements will be used for all proposed buildings throughout the site. The tenant designation and locations have yet to be established. Flexibility of architectural character allow for final design development for specific tenants with the greatest variety of architectural elements, massing, and use.

This development criteria is also presented to provide the Town of Buckeye with an overview of performance considerations to fulfill the objectives of Commercial Center development. The design guidelines establish a set of general guidelines and requirements into a comprehensive submittal, to facilitate the City's approval of the overall site plan, site improvements, architectural character, density, and building envelope.

As with all of Vestar's developments, this center will represent the highest of standards and quality in regards to its planning, materials, representative character, and execution. The combinations of building organization, circulation planning, tenant mix, landscape and signage integration, pedestrian accommodations, and center character will not only set the stage for the center's success, but also provide a foundation for future commercial development.

 

B.  SITE DESCRIPTION

The site is approximately 74 acres located at the southwest corner of Interstate 10 and Watson Road in Buckeye, Arizona. The project will include numerous In-Line Majors, In-Line Shops, Freestanding Shop Buildings and Freestanding Pad Buildings. On-Site improvements will be completed in phases, which will include Lighting, Paving, Landscaping, Infrastructure, and required retention/detention for completion of all buildings. The infrastructure along Watson Road and Yuma Road will be installed to create an appropriate edge to the development and facilitate the tenant’s demands and needs. Offsite improvements will include signaling, landscaping, and adjacent roadway improvements.

 

C.  SITE DEVELOPMENT

The Sundance Towne Center will be developed as a Regional Shopping Center with in-line Major Anchors ranging in size from 20,000 square feet to 140,000 square feet. The current parking configuration and alignment could also accommodate single users up to 250,000 square feet. Additional retail shops will be located both in-line and freestanding ranging in size from 5,000 square feet to 15,000 square feet. Several freestanding Pad buildings, which may include, but are not limited to, gas stations, fast food restaurants, restaurants, banks and car wash will be placed at the perimeter of the site ranging in size from 3,000 square feet to 14,000 square feet.

 

D.  DESIGN DEVELOPMENT

Architecture, Landscape, Hardscape, and Signage will all be coordinated and integrated into a coherent design scheme that will create a sense of place for the entire Towne Center. Although Contemporary in nature, the Center's overall design concept relies on clean lines compositional massing, and detailed accents to tie the concept together and produce a timeless design.

 

E.  ARCHITECTURE

The Retail Architecture is achieved with a variety of materials, colors, and massing of buildings and their elements. Entries are created with unique combinations of stucco and concrete block accented with varying levels of metal detailing. Metal trellis, along with well-placed landscaping, help shade the shopper on their walks from Major to Major and shop to shop. Each entry provides a unique identity for their retail host. All shops and pad buildings relate back to the majors through the use of similar materials, colors, and forms. Smaller scale metal elements create important threads to tie the buildings back to the in-line stores.

 

F.  LANDSCAPE

Landscaping for the Towne Center will meet or exceed all Town of Buckeye and Sundance Master Planned Community standards. Landscaping will be provided along the in-line stores to soften the building edge and create opportunities for shade and rest. Please refer to included landscaping sheets.

 

G.  HARDSCAPE

The site will have numerous locations for enhanced hardscape areas. Pedestrian walks, store entries, major vehicular entry points, and shaded walks will have accent integral color concrete paving. Colors will compliment the surrounding landscape and building tones. Please refer to included enlarged plans in landscaping sheets.

 

H.  SIGNAGE

All site signage will relate to the underlying architectural expressions, colors, and materials. Please refer to included signage sheets.

PURPOSE

This booklet and accompanying submittal is an application request for a Major Use Site Plan Submittal. The request is to develop a multi-use regional shopping center on the Northwest corner of Yuma Road and Watson Road to be named Sundance Towne Center.
