ARCHITECTURAL CRITERIA

 

A.  ARCHITECTURE THEME

A Village theme has been designed for the Queen Creek Marketplace to create a pedestrian friendly shopping environment in an atmosphere indicative of "Main Street USA". This is achieved by providing a variety of building materials and colors, massing and a strong focus on building orientation. In addition, a substantial amount of pedestrian amenities have been provided throughout the development such as considerable landscaping at all internal intersections and pedestrian crossings. Furthermore, shaded walkways and canopies have been provided throughout parking areas, along store fronts and in between buildings to make pedestrians more comfortable in the warmer months.

 

B.  BUILDING ELEVATIONS

The building elements and character of Queen Creek Marketplace will incorporate design sensitivity and accuracy of detailing some of the architectural elements noted in this section, including brick veneer, metal roofing, an approved color palette, store front type engraving, green screen, accent light fixtures, decorative pavers and concrete. In terms of building elevations, the proposed individual pad buildings shall match the center’s architectural theme, including details, materials, colors and finishes.

The architectural exhibits contained within this submittal will be the basis for additional design development for specific feature-user tenants. Key design elements will be used for all proposed buildings throughout the two sites. The tenant designations and locations have yet to be established. Flexibility of architectural character studies allow for final design development for specific tenants with the greatest variety of architectural elements, massing and use.

A set of design guidelines have been proposed to ensure consistent, integrated, and unique architectural style and expression throughout the development. Some of the main components of the design guidelines are as follows:

 

(1) The proposed individual pad buildings shall match the center’s architectural theme, including details, materials, finishes, colors, site amenities and shall require separate Development Review Board approval.

(2) Except for special occasions, and as allowed with an approved Special Use Permit, there shall be no exterior vending or display of merchandise and no merchandise shall remain outside of enclosed buildings overnight.

(3) The service entrance section shall be paved to match the building and/or screened from view.

(4) Patio umbrellas shall be solid colors and shall not have any advertising in the form of signage or logos in locations visible from public streets.

(5) All rooftop mechanical equipment shall be completely screened by parapet walls or within a roof structure.

(6) All ground mechanical equipment shall be completely screened by screen walls, with color and texture to match the building.

(7) Roof mounted communications equipment including satellite dishes shall be completely screened by parapet walls or free-standing screen walls subject to developer approval.

(8) Ground mounted communication including satellite dishes shall be completely screened by free-standing screen walls subject to developer approval.

(9) Electrical service entry section (SES) shall be located primarily inside the building with only a meter section and CT cabinet on exterior. Roof access ladder will be located inside the building.

(10) All roof drainage shall be interior roof drain.

(11) There will be no overnight RV parking allowed and no outside bulk storage allowed.

(12) The design of this site will be strongly encouraged to incorporate with design sensitivity and accuracy of detailing as some of the architectural elements noted in this section.

 

C.  SCREEN WALLS

Screen walls shall be decorative and reflect the color and materials and design of this center. The screening of the parking field shall be achieved with the use of berms and screen walls to provide the required screening as indicated by Town Development Standards. Screen walls at truck dock shall be provided as indicated on final design of loading areas and will only be provided where docks are exposed to public view. No gates will be provided at the truck docks. Pad buildings which have drive-up or dive through requirements, shall be in compliance with Town Development Standards. The screening of the drive-up or drive through window, shall be achieved with berming and screen walls or a combination of berming and screen walls.

 

D.  SETBACKS

Building setbacks and landscape setbacks will be incompliance with the C-2 standards of the Town of Queen Creek. The corner of Rittenhouse Road and the Ellsworth Road express route shall be provided with a 50 foot by a 250 foot landscape intersection setback and shall be designed as a focal point for the main project. All of the building setbacks shall include a 25 foot landscape buffer from the arterial street. All site visibility issues shall be in compliance with the standards enforced by the Zoning Code.
