A. GENERAL CONSTRUCTION REQUIREMENTS
   
 

To assist the Lessee in organizing time schedules and planned work efforts by the Lessee's architectural and engineering team, the following guidelines for submittals have been developed.  Prior to preparing designs, calculations and specifications, the Lessee and the Lessee's architectural / engineering team should be thoroughly familiar with the development criteria presented in this booklet, all local building codes, provisions of the Lessee's Purchase Agreement, development plans for the center and as-built conditions of the project.

       
B. DEVELOPER'S SCOPE OF WORK
     
 

The Developer, at Developer's expense, will provided rough grading of the parcels and off-site improvements for the Property in accordance with the Site Development Package, including: 

1. Grading: Parcels will be provided a nominal rough grade elevation indicated on the Civil Drawings.

2. Off-site Improvements: Perimeter roadways and the internal streets will be completed by the Developer, complete with perimeter curb and gutter. All other improvements required for construction and operation of the Lessee's premises, whether within the Lessee's parcel or in the public right-of-way are to be the Lessee's responsibility.

3. Utilities: Underground utility systems will be installed as a part of the on-site improvements and will be stubbed to the parcels. 

     
C. LESSEE'S  CONSTRUCTION REQUIREMENTS
 

Lessee shall pursue its work of construction of the improvements to completion using due diligence, performing the same in a good and workmanlike manner and shall pay at the Lessee's sole cost and expense all costs and expenses incurred in the construction thereof ("Costs of Construction"). Lessee is advised to review the provisions of the executed Lease Agreement, Site Development plans for the Center and existing conditions on site for a proper determination of "Lessee's Work".
