c) No building shall exceed thirty (30) feet in height or twenty (20) feet adjacent to residential uses. At the thirty-foot building setback line, a building may exceed such height provided that at no point it projects above a line sloping inward and upward at a forty-five-degree angle at the required height and setback line to a maximum height of forty-five (45) feet.

At lengths greater than 80', the screen wall is required have variations both horizontally and vertically.  See Exhibit B.

b) Landscaped areas must be separated from parking areas by concrete curbs at least 6" high.

G.  SIGNAGE AND GRAPHICS

Architectural graphics and ornamentation have been given a special priority throughout Las Tiendas Village.  The design of the exterior signage should express both the Lessee's unique identity and the spirit of the Arizona outdoor lifestyle in the signage material selections and craftsman-style fabrication.

Lessees have the opportunity to place identity signage on multiple building facades fabricated from a number of material types and styles, so long as they are unique and creative graphic expressions which complement the building's exterior design.

Provide note on final documents:  Signs require separate approvals and permits.

The Lessee may contact Paul Bleier to obtain the center sign program and advice for submitting signage through the City of Chandler permit process.

* KFM handles all sign standards (posts, signage, all).
