A.  DESERT RIDGE MARKETPLACE OVERVIEW


The Desert Ridge Marketplace is a unique retail development offering a variety of pedestrian shopping experiences.  This new concept for an open-air center offers strategically integrated shopping, dining and entertainment and provides a festive atmosphere in a pedestrian oriented village town center.

 

When you cross the curb line into Desert Ridge Marketplace, youíll be in an entirely different atmosphere.  New ways of thinking define this project.  For example, this development has valet parking and a full-time shuttle service to transport shoppers throughout the center.  Landscaped, covered trellisí with misting systems enable shoppers to comfortably and safely navigate the parking areas to each district.  In addition to taking full advantage of the buildings and retailers, the common areas feature sidewalk vendors and entertainers.  The size and open-air concept are uniquely suited to Phoenix, with its hospitable climate and accelerating population.

 

The center responds to increasing consumer demand for exciting experiences and will feature signature restaurants (where high energy, good service, menu, and atmosphere are all of equal importance) and a variety of entertainment tenants.  It is designed to offer consumers a complete, synergistic experience involving entertainment, food, people-watching and shopping.  The primary planning and design objective has been to create an entertainment/retail destination with a distinct sense of place and a variety of vibrant, exciting spaces.

 

To assist the Lessee and the Lessee's Architectural/Engineering Team, this development criteria for Desert Ridge Marketplace has been created.  It is an established set of general guidelines that should be followed during site and building design development.  As such, it is intended that this criteria should assist the Lesseeís team in a timely design organization and encourage creative exterior design concepts that are appropriate and lend themselves towards a design which is consistent with the center design.

 

As the administrators of this criteria, the Developer is the final arbitrator of criteria compliance.  Special circumstances may require interpretation of this criteria and the Developer will remain flexible in the review process.  The Lessee is encouraged to contact the Tenant Coordinator before commencing design drawings.
